Real Estate Chimney Inspections

The National Fire Protection Association (NFPA) calls for homeowners to have their chimney system professionally inspected every year. But depending on the condition of your system and the use of it, you may need an Advanced Chimney Techniques technician to perform a more thorough Level 2 inspection. This level goes deeper than the Level 1 inspection, checking basements, crawl spaces and attics for signs of trouble, and examining the system closely for proper clearance of combustible materials.

Real Estate Inspections: A Must When Property Is Changing Hands

When property is being transferred, the National Fire Protection Association’s 211 code calls for a Level 2 chimney inspection to be professionally performed. This more thorough degree of inspection reveals a clear picture of the state of the chimney system and will provide sellers and buyers with an indication of how sound it is and whether any repairs are needed or will be needed.

Different Levels of Chimney Inspections

A Level 1 chimney inspection will likely be a sufficient choice for homeowners whose systems haven’t undergone any changes. But changes in your system will almost certainly necessitate a more thorough Level 2 Inspection.

Examples:

  • Have you changed your fuel source, say, converting your wood-burning fireplace to a gas-burning one with the addition of gas logs?
  • Have you added a new appliance, restored an old one, or replaced it with a new fireplace, stove or insert?
  • Have you replaced or restored your flue liner?
  • Has a major weather event occurred around your home over the past year (for instance, a serious wind storm or tornado)?
  • Have you experienced a chimney fire?

If you answered yes to any of these questions, ask your Advanced Chimney Techniques technician to talk with you about a Level 2 inspection.
